Terms and conditions
Terms and conditions
What the service does, what it costs, and what each of us commits to.
Last updated: 9 October 2026.
1. Scope
These terms govern your use of the maiso service, available at app.maiso.app and published by Teddy Verneuil, entrepreneur individuel, 14 bis rue Magellan, 56860 Séné, France. Creating an account means you accept them.
They serve as both terms of use and terms of sale. Provisions reserved for consumers are marked as such. They apply only to individuals acting outside their trade, business or profession.
2. What the service does
maiso edits photographs of properties. It straightens verticals, brightens the light, corrects colours, removes objects, empties or furnishes a room, replaces a sky, revives a lawn, and gives you back an image meant for a listing.
What maiso is not:
- it is not a photography service: we do not visit properties and we do not take photographs;
- it is not a survey or inspection tool: an image says nothing about the real condition of a property;
- it is not a service for writing or publishing listings.
Images produced by simulation, meaning those where a room is furnished, emptied or repainted, or where the sky is replaced, do not show the property as it is. They carry a “Virtually staged” mark on export, and you agree not to remove it.
3. Your account and your agency
The service is used with a personal account attached to an agency. Folders and photographs belong to the agency, not to the person who created them: a colleague who leaves does not take the work with them.
You agree to create an account only for yourself, to keep your password confidential and to tell us about any use you did not authorise.
You can delete your account at any time from the settings. Deletion erases your personal data immediately, as described in the privacy policy.
4. Credits
Each edit uses credits: one credit for a correction (light, verticals, removing an object), two credits for a simulation, because it redraws the room. The cost is shown before every run.
- An edit that fails is never charged: the credit reserved for it is returned.
- A result you reject is returned too.
- Unused monthly credits carry over for up to two months, within the cap of your plan.
- Top-ups bought separately are not subject to that cap: they remain yours for as long as the account exists.
- Credits have no cash value, cannot be refunded as money and cannot be transferred.
5. Plans, prices and billing
The plans and their prices are those shown on the pricing page when you subscribe.
Each plan can be taken monthly or yearly, as you choose. A yearly plan is billed once, for the equivalent of ten months: two months are free. In both cases the subscription renews automatically at the end of each period, for the same length, until you cancel.
Whichever billing period you choose, the credits of your plan are added every month: a yearly plan changes the date of the payment, never the pace of use. Carry-over remains capped as set out in section 4.
Each plan also includes a maximum number of stored photographs, shown on the pricing page and recalled in your settings. When that number is reached, new imports are refused; none of your photographs is deleted because of it. Deleting a photograph frees its place immediately.
Prices are shown excluding VAT or other sales taxes. The tax that applies is calculated, collected and paid over at the time of payment by Stripe, which acts as merchant of record for payments for the service and issues the receipt and the invoice you receive.
Payments are processed by Stripe Payments Europe Ltd. No bank card data passes through our servers or is kept on them. Each payment produces an invoice, available in your agency settings.
If a payment fails, new edits are paused until it is put right. Your photographs and folders stay accessible.
Prices may change. A price change is announced at least thirty days ahead and only takes effect at your next renewal; you are free to cancel before then.
6. Duration and cancellation
A subscription is taken for the period you choose, one month or one year, and renews automatically for the same period at each renewal date.
You can cancel at any time from the settings, with no reason and no notice. Cancellation takes effect at the end of the period you have already paid for, which you can use until it ends. No period already started is refunded pro rata, except for consumers who exercise their right to cancel under section 7.
After a subscription ends, your photographs remain available for thirty days so that you can export them. They are then erased.
7. Right to cancel (consumers)
If you are a consumer, you have fourteen days from the day you subscribe to cancel, without giving a reason, by writing to contact@maiso.app or using the form below. This is your right under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.
When you subscribe, you ask for the service to start immediately, which lets you use your credits straight away. If you cancel afterwards, you remain liable for the part of the service already supplied, worked out in proportion to the credits you have used; the rest is refunded within fourteen days.
Model cancellation form: “To Teddy Verneuil, 14 bis rue Magellan, 56860 Séné, France, contact@maiso.app. I hereby give notice that I cancel my contract for the supply of the following service: [plan subscribed]. Ordered on [date]. Name and address of the consumer. Date.”
8. Your commitments
- upload only photographs that you have the right to process, and whose publication does not infringe the privacy or image rights of anyone else;
- not publish a simulated image with its mark removed, nor present it as a photograph of the property as it is;
- not use the service to produce an image that is misleading about a material feature of the property;
- not try to reach another agency’s data, get around the usage limits or disrupt the service;
- comply with the law, including the rules on fair and accurate property marketing that apply to you.
9. Your photographs belong to you
You keep all your rights in the photographs you upload and in the images produced from them. We acquire no intellectual property rights in them.
We use them neither to train a model nor to illustrate our own communication, unless you agree in writing, image by image.
10. Availability and changes
We make the service available as it is. We take care that it works, but we do not promise uninterrupted availability or that it will be free of errors. Features may be added, changed or removed.
An automatic edit can come out imperfect. That is why every result is shown next to the original, why you can reject it, and why an automatic check flags what has moved too much before you publish.
11. Liability
You remain responsible for the images you publish and for the accuracy of your listings. We cannot be held liable for an image published without its simulation mark, or for a dispute arising from a listing.
If we fail to meet our obligations, and except for death or personal injury, fraud or gross negligence, our liability is limited to the sums you have paid in the previous twelve months.
Nothing in these terms limits the rights the law gives to consumers. In particular, if you are a consumer, we will provide the service with reasonable care and skill, as the Consumer Rights Act 2015 requires.
12. Suspension
We may suspend access in the case of clearly abusive or unlawful use, after telling you, except in an emergency. A justified suspension does not give rise to a refund.
13. Changes to these terms
These terms may be changed. The update date at the top of the page is the reference. Any significant change is announced in the app at least thirty days before it takes effect, and you remain free to cancel.
14. Governing law and disputes
These terms are governed by French law. If there is a disagreement, please write to contact@maiso.app first: we look for a friendly solution before anything else.
If you are a consumer living in the United Kingdom, this does not take away the protection of the mandatory consumer rules of the part of the United Kingdom where you live, and you may bring proceedings in the courts of that part. Citizens Advice can give you free guidance.
Otherwise, failing agreement, the French courts have jurisdiction.
